A typical home inspection will take between 2-3 hours depending on the age, size, features, and condition of the property. We recommend you plan to arrive toward the end of the appointment as we will provide a verbal overview of the inspection, hitting on any points of interest. Pre-Purchase Inspection

A buyer’s inspection is a visual process where over 400 points in a home are visually inspected, tested, and/or operated to verify proper operation and installation. This includes anything from operating doors and windows, to inspecting roofing materials, testing electrical systems, and operating HVAC systems. The inspector will operate common plumbing fixtures such as sinks, toilets, and tubs to ensure proper function as well as operating appliances staying with the home. Additionally, detailed notes will be recorded regarding the condition and operation of those components tested. This report will give you valuable information concerning your purchase and will provide additional assistance with repair requests and negotiations.

Investor Property Inspections

Investor property inspections are performed prior to purchase, as well as periodically during ownership. Pre-purchase inspections are performed to identify  defects and negotiate repairs or price adjustments which reflect the condition of the property prior to taking ownership. Periodic inspections for properties currently in your portfolio would ensure the identification of needed repairs following a long-term tenant's departure.

Pre-Warranty Inspections

Warranty inspections are performed during the 11th month of your 1-year Builder’s Warranty. The inspection will be performed to verify that proper building techniques were used and that the various components of the home were properly installed and operating sufficiently. You will be given a comprehensive electronic report at the end of the inspection along with digital photos to identify conditions that may be covered for repairs under the builder’s warranty.

Pre-Listing/ Sellers Inspection

Listing inspections are very good for the homeowner who may not be in tune with the condition of their home. Many sales are cancelled due to the buyer's shock at the "functional condition" of the home. While the home may look great, it may have serious technical, safety, or functional issues present without the owner's knowledge. Having your home inspected prior to being placed on the market will provide valuable information to get your home ready for sale. You could be able to expedite the sales process by marketing your house as being pre-inspected while having the opportunity to repair items listed on the inspection report. In addition, you will be prepared to negotiate repair requests without any surprises.

New Construction Inspections

​New construction inspections are performed at the completion of construction, but prior to your final walk through with the builder or superintendent. This is a great tool to assist you in developing an all-inclusive “punch list” that could save you from spending your own money down the road. It is always a good idea to verify that utilities (e.g., gas, water, electric) have been turned on, either by you or the builder, depending on the builder's policy. The inspection should be scheduled a few days before your final walk through with the builder. This will ensure that last-minute items have been completed prior to your inspection. At the conclusion of the inspection, a comprehensive electronic report complete with pictures will be delivered to you.
